What are the terms for purchasing?

We require a 50% deposit with your signed purchase contract. Half way through construction we will require another payment for half the remaining balance. The full balance is due upon completion.

Is there an HOA and what is the cost?

Yes we do have a neighborhood HOA that maintains the roads and the security which is currently $800 per calendar year which would be split amongst you and the other homeowners with whom you share a lot. There would also be a small monthly HOA within your group of homes to maintain the pool, water, common spaces and possibly security. We can help you assess that expense but you should expect around $60 per month. 

Do I have to buy this floor plan or can I work with you to design something different?

You don't have to buy this floorplan but it will be the most cost effective and fastest solution because we have already been through the process of building and permitting this exact floor plan. If you want to purchase land from us and prefer to do your own design, we can certainly help and would be happy to do so. The learning curve is big when doing a development in another country so just be sure you are prepared for that journey and all that comes with it!

Do I own the house & the land if I buy one of your homes?

The home will be fully titled to you. Costa Rica is one of the unique places where you can have full ownership rights just like a citizen (no land leases such as you see in Mexico). This is agricultural land and is privately owned, not concession property. You may set up a will in Costa Rica for your property to stay in your family forever. Each homeowner will share equally in the property while fully owning their individual dwelling.
